Barndominiums are particularly vulnerable to corrosion on vertical surfaces and carport areas due to limited rain exposure, which would otherwise help rinse away corrosive elements. These areas often require additional care to extend the structure's lifespan.

    During my initial visit, we’ll assess the condition of your barndominium and recommend the best course of action. If organic growth is present, an organic removal wash may be suggested. To maintain your property’s integrity, we offer quarterly brine removal washes for vertical surfaces and monthly washes for carport areas. A rust inhibitor service is also available for galvanized purlins.

  • A soft wash system is used to remove brine build up on the exterior of the home. The maintenance method addresses the regular cleaning needed for structures exposed to salt water and salt air.

  • Utilizing cleaning agents through a soft wash system (gentle pressure) the house will be cleaned of organic buildup utilizing cleaning agents and detergents.

  • Pressure washing is a effective cleaning method that uses high-pressure water to remove dirt, grime, mildew, and other contaminants from outdoor surfaces. This service is ideal for maintaining the cleanliness and appearance of exterior surfaces. Flatwork pressure washing refers to the cleaning of flat surfaces, such as driveways, sidewalks, patios, and concrete slabs. Concrete must be at least 3 years old to apply any pressure without etching. Soft wash cleaning can be used on flatwork less than 3 year old.

  • Covered and exposed purlins, galvanized or painted steel, are barndominium and carport roof structural elements. In salty areas like coastal regions, purlins under roofs but exposed to salt air are prone to rust because the salt in the air builds up and accelerates corrosion. Metal which is not rinsed regularly is more likely to corrode. Regular maintenance and protective coatings are crucial to prevent rust and ensure their longevity.   • Keep your stainless steel outdoor kitchen looking pristine with Beachfront Bright's stainless steel cleaning service. Salt air, humidity, and everyday use can dull stainless steel over time. Our process gently cleans the surface using mild cleaning agents, then applies a stainless steel sealant to restore shine and provide lasting protection.

  • To help prevent rust on galvanized steel purlins, commonly found under carports on barndominiums, a protective product is applied directly to the surface. This product used in the service is a lanolin-based thixotropic gel, originally developed for tough marine and industrial environments like oil rigs, refineries, and aircraft maintenance. It’s non-toxic, solvent-free, and completely safe for home use. Once applied, it creates a water-displacing barrier that helps prevent corrosion. With a Vaseline-like consistency, the gel is hand-applied to ensure full, even coverage. The service requires a scissor lift to safely reach purlins. The coating leaves a light sheen on the purlins. Monthly cleaning won’t be needed after application. The product does wear over time and will need reapplication.
